Some important planning processes and resources you should be aware of

STATE

The Sustainable Planning Act 2009 (SPA) provides the framework for Queensland's planning and development assessment system. SPA superseded the Integrated Planning Act 1997 in December 2009. It encompasses the following main elements:

  • The Integrated Development Assessment System (IDAS) - one system for all development related assessments by local and state governments;
  • Master Planned Areas;
  • State planning policies;
  • Regional planning;
  • South East Queensland Regional planning;
  • Infrastructure planning; and,
  • Dispute resolution.

The Queensland Government have also provided a mapping system to help users find properties, schools, community facilities, demographics, statistics, and links to other resources.

REGIONAL

Regional planning plays a key role in helping Queensland communities meet the challenges associated with rapid growth, population change and the increasing demand for public services at a local level. Where a conflict arises between a Regional Plan and a Planning Scheme, the Regional Plan will generally prevail. There are a number of Regional Plans in place, in either draft, non-statutory or statutory force.

LOCAL

Local Government (Council) Planning Schemes are the main planning documents that set out the provisions for land use, development, growth and protection. Planning Schemes contain information on development codes, tables of assessment and land use definitions, as well as land use (zoning) and overlay (constraint) maps.

Some Councils have an on-line information service which provides the community and development industry with access to planning and property information, including their Planning Scheme and other land use enquiry tools. For more information, view the relevant Council website or direct any queries to Gassman Development Perspectives.
